Your plan is the following:
1) When outside of Thailand, collect information on the areas where you plan to live. For example, do you want to live in Maenam with a good beach and good infrastructure or live in Bophut with excellent infrastructure and an average beach.
2) Buy air tickets with a morning arrival, because. in this case, you do not have to waste time, you can immediately look for housing.
3) Plan a budget for renting a house, you should have a rough idea of what houses cost how much. For example, if on the first day you find a 2 bedroom house near the sea for 20,000 baht, is that a good price or not? And if the same house costs not 20,000, but 30,000 baht, should it be taken into account or not?
4) Consider the transfer. Here everyone decides how to get from the airport to the destination. You can take a taxi, or you can arrange a transfer via the Internet. It is important not to waste time, because if you did not find housing on your own in 3 days, then your independent search turned out to be economically unprofitable and it would be easier for you to use realtors.
5) If you have a late arrival, or you doubt that you can find the right house in a day, look for a hotel through booking.com or agoda.com and book it for a day or two. No need to book longer if that you can always extend your rental.
6) After booking a hotel, collect information where you could rent a bike. Now there are a lot of groups in social networks that offer bikes for rent. 7) Install the following programs on your phone before sending. Speed-test , I use 4gmark, google translate and upload 3 languages there (Russian, Thai, English) so you don't depend on the internet to talk to locals
8) Upon arrival at the airport, your main task is to make yourself a SIM card and put at least 200 baht there. There must be money on the phone. You will be talking a lot on the phone with the owners. If you install a SIM card in a tablet, it’s also good, because. It will be easier for you to navigate the area and mark the accommodation that suits you.
9) You have dealt with mobile communications, installed a SIM card in a tablet, before getting into a taxi, take a map of the island. Such a card will be plan B if your electronic devices run out of power.
10) You arrived at the hotel, checked in, took a shower, rested a bit, now it's time to get to work. Your task at the first stage is to choose a sector that you will study closely. For this it is better to use googlemaps. Pay attention to the groups of houses away from the sea, where the probability of finding free good housing at a nice price is much higher than near the sea.
11) Before you go searching, you need to do 3 things: buy water, buy dog food (not a huge bag, but a small bag of food in the form of sticks) and put on a helmet. You will need water to quench your thirst, dog food to make friends with local dogs, of which there are a lot on Koh Samui, a helmet is needed so that you do not get fined again (fine 400 baht), to protect against sunstroke, to protect from rain ( therefore, choose not a helmet, but a helmet with a visor (so that in case of rain you can continue searching), for safety.
12) So, you left, keep in mind that it gets dark early in Thailand, so you have until 18.00 local time, from that moment it starts to get dark, the air becomes cooler, the dogs are more mobile, and the terrain changes (strange effect, but during the day and in the evening the same place can look different). Your task is not to get lost on the first day. During the day, there are more people and the terrain is visible better.
13) When entering the selected sector, drive slowly, carefully studying the house for rent signs, as soon as you find one, stop and call the number indicated next to the sign and ask the question: “Is there a house for rent, if any, how many bedrooms and how much does it cost?
14) It happens that there is a sign, the owner came out to meet you, but he does not understand you. It's okay, there is a phrase that will make him understand why you are here - Ban Chaao - renting a house in Thai. After this phrase, you will either be refused or shown the house.
15) Home valuation requires certain knowledge, I wrote for this. If you are too lazy to read it, I advise you to pay attention to the interactive picture below.
16) After the house has been inspected and you like it, you must leave this place with the following information: the coordinates of the house, the phone number of the owner, the value of the house for the desired period, the value of the booking deposit and the value of the security deposit.
17) Repeat steps 12-15 until you find the desired option.
How else can you find a home? If you are here for a long time and you already have accommodation for a month, but you need to find something more suitable, I advise you to get to know people more. Some of them will soon leave the island or simply change their place of deployment, and you are right there. There are resorts where the owner does not speak English, and theirs and ours settle in it, but in order to get into it, you need connections.
Alternatively, you can go through the blogs of people who live on Koh Samui. Ask them if there are available houses in their resort.
So what do you need to find housing?
1. Knowledge of English (beginner level is enough)
2. Tablet or smartphone with internet
4. Money (keep at least 5000 with you in order to immediately book a house that suits you)
5. Dog food
6. Water bottle
7. Patience
8. Ability to ride a bike
Important information:
Dogs: If you arrive at the resort and a dog runs and barks at you, slow down and start talking to it like you would to your beloved dog that you haven’t seen for a long time, let you sniff you when the introduction process is completed, you can treat the dog with food purchased in advance . If you stopped at the resort, the dogs were not visible, but when you started to look at the house, they appeared, it is important to get to know them, tell them something, feed them, because. sometimes they become aggressive when you leave the resort. I pay a lot of attention to this point, since I myself was bitten twice by dogs during the tour of different houses, so now I successfully adhere to this strategy.
Agreement: Different places in Thailand have different conditions, I work on Koh Samui, there are often no contracts for renting a house, all you will have is a house payment receipt with dates and the owner's signature.
House booking: The house is booked when the person who booked it received at least some paper confirming the reservation. If someone tells you that the house is booked and it is not the resort owner or resort staff, then you should definitely check this information.
Sunday: On this day, the Thais have a day off, they can simply disappear and not respond to your calls. This is especially true of the low season.
Probability of finding accommodation on your own depending on the season. I share my personal experience.
- Peak season 15 December to 15 January: very low. In the peak season, housing is almost impossible to find, what was left was rejected by 10 people and they had reasons for that. Therefore, it is better to use agents to book accommodation.
- High season November 1-December 14, January 16-April 30, July 1-September 15 - medium. In the high season, housing can be found, but with difficulty. Book at least 3 days.
- Low season May 1 - June 30, September 16 - October 30. High. At this time, there are noticeably more free housing, so you can find something suitable for yourself. The search will take 1-2 days.
Housing found in high season will be inferior in quality to housing found in low season.
What housing is always difficult to find:
- Houses with a kitchen next to the sea.
- 2 bedroom house within walking distance to the sea within 20-30 thousand baht. This is especially true for Lamai.
- House with fenced yard.
- Home with high speed internet. Every year there are more and more housing with good internet, so maybe in a few years it will be possible to remove this item.
- A house standing far from others.
- House with bath
- With sea views.
These requirements greatly reduce the likelihood of finding housing. Where to look for accommodation on Koh Samui
Before telling about my experience of finding housing that meets our modest needs, I will give several options for houses, apartments and apartments on Koh Samui, where you could stay for a vacation or winter stay (if you can agree to rent monthly at a discount). - maenam- all winterers, and especially with children, choose the Meinam area. There are many housing options near the sea, including very budget ones. You can live inexpensively in a bungalow right on the beach. However, for an amateur, the water is cloudy.
- Bophut- a more expensive village, especially in the Fisherman`s Village area. in principle, bathable, but also far from the best.
- Chaweng- the most developed area, there are all the major stores, Big C, Tesco, Makro and Central Festival. Nightlife and hangouts are also all in Chaweng. Only in this area there are condominiums, however, far from the sea. a great!
- Lamai— a great beach and the area is well developed. There are bars and restaurants on the main street, large Tesco on the left, Macro on the right. Read more about.
- Nathon- the city and the pier, the capital of Koh Samui. The beach is not intended for swimming. There is no point in renting a house here.
- Other areas: Hua Thanon, Laem Set, Bang Kao (Laem Sor), Pang Ka, Taling Ngam, Lipa Noi, Bang Po Beaches, except perhaps Lipa Noi, are most often not suitable for swimming, they strained with housing and there is no point in looking for something in them either.
Despite the impressive size of the island and a large number of beaches, only 4 beaches are suitable for recreation and living on Koh Samui. On the north and east side - Maenam, Bophut, Chaweng and Lamai.
Also, rather for relaxation than for wintering, small beaches between the main areas or nearby are suitable, for example, Chong Mong, Tongson, etc. There you can stay in hotels or bungalows on the beach. In the low season, you can try to agree to rent a room on a monthly basis.

Our experience of finding accommodation on Koh Samui
Now I will tell you how we ourselves were looking for housing on Koh Samui and what options we found. At the end of the article, I will share our impressions and reviews about housing on Koh Samui. We chose Lamai Beach for ourselves. We searched independently on the spot, without intermediaries, without resorting to the help of realtors and real estate agencies. We just walked around the area and looked into all the houses, hotels and apartments that we liked.
Houses in Lamai
In addition to probably 100 options for houses on various websites and travel blogs, we understood that with a probability of 95% we would not live in houses. We’d better settle for a month in some hotel, guesthouse or, if we’re lucky, in modest apartments, if there are such ones here at all. But we had to see at least one house in any way.
1. House on Lamai 5 minutes from the sea
The house is located on Lamai beach. Only 5 minutes walk to the sea. A complex of houses with its own green area, but, however, not guarded and without a pool.
A large veranda that we sometimes dreamed of when standing on the balcony of our condo in Phuket.
The room is very dark and feels damp. Smells like an old apartment. Furniture and wardrobes from the time of our great-grandmothers are also, by the way, not uncommon on Koh Samui.
Often, most houses on Koh Samui in the price range of 6-15 thousand baht are just such dark old closets that you want to get out of as soon as possible ...
There is no kitchen as such, and that little room or corner that is reserved for the kitchen causes depression. Dirty, dull, antediluvian, primitive. Often the kitchen is on the balcony or even on the street. And so in most houses on Koh Samui. This house has a vestibule, where there is a single burner gas stove with a cylinder and a small refrigerator.
The toilet is the brightest and freshest place in this house. Probably recently renovated. Shower on the floor. Thanks for not going to the toilet. Shower, bathtub, curtain? No, you haven't heard!
The price of such a house is 12 thousand baht per month. Electricity and water are paid separately. The internet seems to be included in the price. I don’t know about you, but we wouldn’t even stay in this for a month for free.
2. Room on Lamai for 10 thousand baht per month
The next hut is located 50 meters from these houses.
Rooms, or rather dark shacks with an unpleasant smell inside. Well, remember how it smells in damp and unventilated houses? There is even a balcony, but it is with barbed wire. We were very surprised that several rooms were occupied. What kind of slums did you have to live in earlier in order to move into such rooms for the duration of the vacation? Room price: 10 thousand baht per month.
Hotels and guesthouses on Lamai that we found
This ended the viewing of the houses. We realized that with a budget of 10-12 thousand baht per month it is impossible to find a house that will meet our minimum requirements - new, clean, bright, with modern furniture, with a protected area, with a swimming pool, within walking distance from the beach. If you have similar requirements, then be prepared to rent a hotel room on a monthly basis.
So, in the future, we only looked at hotels and guest houses. Here are some interesting options:
1. Baannoksuan Resort
New hotel. The rooms are clean, bright, spacious, with clean linens and panoramic windows.
The balcony, however, is only a meter by a meter, but it does not matter. There is a small fridge but no kitchen. But the location is excellent, you can walk literally in 5-7 minutes.
Price: 600 baht per day or 15 thousand baht per month with internet, but excluding water and electricity (7 baht/unit).

2 Samui Guest House
The most profitable and inexpensive hotel that we considered for staying on Koh Samui turned out to be this place - Samui Guest House.
The man at the reception speaks good English. He briskly showed us a large room on the second floor with everything you need for life. Refrigerator, TV set, table and condo. The furniture is really old.
Even a spacious balcony, but, as is customary among Thais, not at all equipped for evening gatherings. Although, on some balconies we saw chairs, maybe they will put them on request.
Everything is not new, but relatively clean at first glance. The beach is close at hand. Five minutes walk. We seriously considered this option for a stop for a month. Price: 8,000 baht per month + bills (7 baht/unit)

3 Khunpa Apartment
But we almost moved into these apartments ourselves. The most modern apartments in Lamai what we managed to find! The building is located near the beach, about 10 minutes walk to the sea. Near a large Tesco supermarket and a lively area.
Everything is new and modern, from the bed with sofa and bedside tables to the overall stylish design of the room.
The only negative is that there is no kitchen. More precisely, there is some kind of preparation for the kitchen - on a small balcony there is a shelf and a kitchen sink. Not even a microwave oven. And another minus is that you need to go to the toilet through the balcony. That is, in the evening during a riot of insects, it is not very comfortable.

15 thousand baht per month + utilities. Internet for free. Note that there is not even a pool, no kitchen, but the price is like a full-fledged apartment in air conditioning. But this is Koh Samui, here the price tag for decent, not soviet housing will not pleasantly surprise everyone. When renting for 3 months they will make a discount, I was offered this room for 13 thousand baht per month.

4. Private Lodge Beachside (Aden Apartment)
Later, we discovered another interesting option under our noses, a stone's throw from our hotel, with a swimming pool and neat rooms with a balcony.
A young Thai girl who speaks a little Russian and even visits Russia from time to time showed us the room. More precisely, it was not she who showed us the room, but her dog Moisha, a good-natured dog, whom we had already met on Lamai Beach. This is where she lives. The girl gave us the keys and we ourselves went up to the second floor to inspect the "apartments". The dog went with us for company.
The room is quite small, but everything is so homely, lived in. Everywhere some nice little things, bedside tables, flowers. There is a mirror in the room and in addition to the air conditioner there is a fan.
The bathroom is also in good condition. And on the balcony there are stools and a table.
Palm trees and pool view. Finally! The only option with a pool. And with the dog that guards the hotel shows us the rooms.
Prices
15 thousand baht per month + utilities. Internet is included in the price. No matter how we tried several times to chat and charm the girl with our charm, the bargaining turned out to be inappropriate, the price was never brought down to us. Also not cheap, of course, but Lamai beach is literally 3 minutes away. Came out and you almost immediately to the sea.

5. Lamai Central Hotel
In conclusion, not the best option for us, but it might come in handy for someone. Despite the fact that this is a hotel, not a guesthouse or apartments, here you can easily rent a room on a monthly basis.
It seems that the room at first glance looks modern, but in fact the housing is not very fresh. Also the rooms are quite small and cramped. 15 meters, no more. For one person it will do, but we would not have enough space in such a room.
And the bathroom proves it. Look at the holes in the wall. Insects do not even need to figure out which hole to climb into, you can at least into everything.
One of the advantages of the hotel is its location in the center of Lamai village, close to 7-Eleven and Tesco. The beach is 15 minutes walk. Reasonable price: 11 thousand baht per month, including utilities and internet.

Housing on Koh Samui. Short and to the point
That's all! There are very few normal options and they are almost all the same. We did not include here the housing that was beyond our means and the air conditioners, which we did not go to as soon as we saw the way to one of them through the barracks and a wasteland with dogs.
They didn’t enter the houses either, except for the first one. I don’t understand why torture myself like this and live in dampness, in the dark, without security, with old furniture and a bunch of insects and mosquitoes every day?
The house in which we really could live on Koh Samui costs not even 20 thousand baht per month, but at least 35 thousand baht. And this is by no means a villa with four bedrooms, a jacuzzi and a personal chef. Not! This is just a modern, large, beautiful and stylish two-bed house on the territory with security and a communal pool, which in Phuket and Hua Hin can be rented for 20-22 thousand baht per month.
If you are squeamish, cannot live in conditions akin to summer cottages and, in addition, with livestock, from which no sprays will help, then on Koh Samui it will be very difficult to find housing of a normal level and at a reasonable price. The key word is normal! Not good or very decent, but just normal housing, in which a European will be comfortable and not afraid to live on the island.

In 2014, I lived on Koh Samui for six months and I didn’t get bored at all, I’m ready to return there again and again. And in this article I will tell you how to rent a house on Koh Samui.

Usually I first book a hotel online for 2-3 days on the website Hotellook. I love this site because it searches through various booking engines, and thanks to this, you can save a lot on your stay. Then I check into a hotel for these couple of days and look for a house on the spot for a long time (1 month or more).
Before you start looking for a house, think about what area you want to live on about. Samui. I like the Maenam area, it is very calm, it is good to work there, relax with children. If you want something more fun, then I can suggest the Lamai or Bo Put area, and if you want to live near a disco, a party center, then you need the Chaweng area.
Of course, in order to look for a house, you will need a vehicle. I suggest renting a scooter, the cost of which is 150-200 baht per day or from 3000 baht per month.
And after you have your own transport, you can start looking for housing.
