• Studio apartment with kitchen for rent hua hin next to the sea from the owner. Useful tips for renting a property in Hua Hin Renting a property in Hua Hin 2 months

    21.07.2022

    Coming to rest or to a permanent place of residence, first of all, you think about two things - where to live and what and where to eat. Today, a few everyday tips about rental property in Hua Hin Thailand, as well as a number of resources that you can use to find a home.

    So, if you want to rent a house in Hua Hin consider its features:

    • there are very few one-room houses in Hua Hin
    • if you want a one-room apartment, then this is a condo or a studio in condominiums
    • almost all houses and condos are rented for a period of 6 months, if you want the price for them to be pleasant. You can try and persuade the owner for 3 months.
    • houses by the sea are quite expensive
    • to almost all the villages in which houses are located (not counting the houses in the very center of the city) you need to ride a bike
    • in cheap houses there are no pools, which is even worse - security
    • most houses are rented through agencies and they are very reluctant to deal with options for 8-10 baht per month, as well as options for 1 month, unless it is a villa from 35 thousand baht

    Pros of renting a house in Hua Hin:

    • the quality of houses is much higher, since Hua Hin is aimed at Europeans, who have very high housing requirements
    • almost every house from 12 thousand baht has a communal pool in the village or a small one near the house
    • quite a large selection
    • relatively inexpensive, compared to Koh Samui and Phuket, 3-4 bedroom houses with a pool
    • if you look for housing before the beginning of September, you can find very good options at an affordable price

    To search for a house in Hua Hin, you can use a number of English-language resources:

    thaivisa.com in the classifieds section, select house rentals, and in the city section, Prachuap Khiri Khan (this is the province to which Hua Hin belongs). Most often, homeowners, not agencies, post ads here, so you can find good options directly without overpaying. I found my house right here (later I'll post more photos) :).

    My house in Hua Hin

    Living room

    Relaxation area by the pool

    huahin-property.com has a good selection of houses, mostly for 20-50 thousand baht, but there are also cheaper ones. The Russian guys recently rented a wonderful 3-room house with a swimming pool through them for 25 thousand, they are very satisfied.

    huahinfinder.com is a pretty good database of houses, there are budget options, as well as options for 1-3 months. This site was recently bought out and for some time it did not work well, now everything is ok - you can safely use it.

    hotpropertyhuahin.com is a fairly large agency with a good base of homes. Up to 20 thousand baht I offer mostly townhouses, but there are also very nice houses (18-20 thousand for 3-4 bedrooms).

    The agencies offer 3-5 options to choose from, they almost always take them in their own car, which is very convenient, they never give contacts of the owners. The rent will also almost always have to be paid to the agency, keep in mind that it will naturally be higher than if you found the house yourself.

    Crawl on the forum Ivan Susanin, sometimes the guys there offer houses for rent if they themselves move out or there is a free house in their own village :). Or you can ask a question on the forum. Very friendly forum, unlike many others.

    If you are traveling with a company, then it is quite profitable to rent a house in Hua Hin, since for 15-20 thousand you can easily find a house for 3 bedrooms, subject to renting mines for 3 months.

    For those who are planning to rent an apartment in Hua Hin, we are renting a new apartment in Thailand, Hua Hin!

    Rent an apartment without intermediaries or rent an apartment without intermediaries in Thailand in Hua Hin in the city center near the sea.

    And..of course, our beach!

    Geographically, the Hua Hin resort is divided into 4 separate areas - the Northern part and Cha Am, the Southern part and Takiab, the Center and the Western part. It is unlikely that you will be able to find a decent option for long-term housing in the city center; most of the hotels and guesthouses are concentrated here. Those who plan to stay in the city for a long time can safely go to the west or south. The first direction is characterized by apartment rentals, while in the south you can find both a house and an excellent apartment. If you plan to stay in the western part, then it is advisable to get your own transport, because without it it will be quite difficult here.

    I will share my experience. First I always book a cheap hotel for a couple of days. For these purposes, I use the Hotellook website. On it you can choose a hotel at the best price, as it displays prices in different booking systems, so you can save a lot on accommodation. You can read more about this site at.

    After I arrive in the city, I check into a hotel. Therefore, for the first days I have housing. Then I rent a motorbike and go explore the area in order to find an apartment or a house for a long time. The days that I live in a hotel are enough for me to cope with this task. I usually find accommodation on the spot in 2-3 days. After that, I check out of the hotel and move to my new house or apartment.

    Usually, if you set a goal, housing is found quickly. Difficulties with the search may arise only at the end of December or the first half of January. This is due to the fact that most tourists come to rest at this time, including in order to celebrate the New Year and Christmas.

    I never looked for housing online through intermediaries, I only communicated live, thanks to which I could always see housing in real life before paying for it. Before paying, you should always read the lease agreement and find out what is included in the payment and what is paid separately (utilities, water, electricity, internet). This may vary depending on the property. You also need to know the size of the deposit.

    Flat rent

    You can find a suitable option for renting apartments in Hua Hin, both in the city itself and closer to the coast. Each of them has its own characteristics, which significantly affects the pricing policy. But before you go looking for an apartment in Hua Hin, you should familiarize yourself with the following rules and features:

    1. Please note that there are not as many condominiums in which one could rent an apartment for a long time in Hua Hin as in neighboring Pattaya or Phuket. By and large, they can generally be counted on the fingers, and if you want to get acquainted with all the options, then you should use a taxi or a motorbike, as they are located at a decent distance from each other.
    2. Most of the apartments are rented out by agencies or realtors. Therefore, looking at the reception of a condominium you like, there is always the option that you will be sent to such intermediaries. Not everyone at the reception speaks English, which means that it is unlikely that it will be possible to discuss the terms of the lease on the spot. In some condos, the security guard may not let you in at the reception, as a result of which you still have to contact the intermediary office.
    3. If you still manage to get to the reception and chat with the staff, then there you may encounter another unforeseen surprise regarding the payment for the apartment. Typically, the cost of more or less decent apartments (if negotiated directly) starts from 20,000 baht and closer to the coast, it is not uncommon to reach 50,000 baht. If you try, you can find a small apartment for 10,000 baht, but without your own transport, staying in it is not always comfortable. Such options are usually located in the outback, and it will take at least an hour to reach the beach.

    House rent

    The peculiarity of renting housing in Hua Hin is that houses here are much cheaper than small apartments in condominiums. Within the resort there are several cottage villages, most often they are 5 to 20 kilometers away from the coast. Accordingly, without your own transport, it is unlikely that you will be able to live comfortably here. Each village has a communal swimming pool.

    Most of the houses are rented for a long time, the monthly fee starts from 20,000 baht. At the same time, you will have at your disposal quite spacious housing with its own territory and a place for parking vehicles. If you wish, you can find the option of daily rent, but they are not in great demand.

    Popular condominiums

    Condominiums are one of the main types of housing that are ubiquitous in Hua Hin. Their variety is not particularly great, but both budget tourists and those who are used to living in comfort can find an option to their liking.

    This condo is located in the southern part of the resort, territorially even closer to its center. The rooms at the Sport Villa are spacious. The amenities include the necessary furniture, refrigerator, TV. The price includes the use of the pool. In your free time, you can visit the gym, one workout will cost you 80 baht. The hall is occupied not only by the residents of the condominium, so it never remains empty.

    The monthly fee for a standard room is 9,000 baht plus utilities. If you choose the option with a kitchen, the cost can increase significantly.

    The condominium is located in the northern part of Hua Hin. This option does not have the most advantageous location, as it is significantly far from the city center, and plus the distance from the beach is at least 2 kilometers. It is best to stop here for those who will move in their own transport.

    The place is quite quiet, the disadvantage is the lack of shops or Thai cafes. Guests can freely use the swimming pool, which is surrounded by sun loungers. The rooms are equipped with wooden furniture, the amenities have everything you need for comfort, including a kitchen and a balcony. Monthly room rental is 15,000 baht plus utilities. For this money, cleaning is carried out once a week and bed linen is changed.

    Relatively close to Sport Villa you can find another good condominium Baan Khun Koey. This is one of the newest condos within Hua Hin. Guests are provided with a gym and swimming pool. The rooms here are relatively small, freshly renovated and equipped with modern furniture. Each of them has a separate kitchen and a spacious balcony.

    The infrastructure around is quite well developed. There is a 7-11 shop, a cafe, several macaroons, and they also sell fresh fruit. The monthly fee for this housing option is 15,000 baht.

    Baan Pleang Ploen

    Baan Pleang Ploen condominium is located in the southern part of Hua Hin in the Takiaba area. A 5-minute walk from the beach, within walking distance there are shops, cafes, a fruit market. The rooms are very comfortable, the kitchen is equipped with a microwave, toaster, refrigerator, dishes and other amenities. Also, as in the previous versions, there is a gym and a swimming pool.

    The cost of monthly living is 13,000 baht, additionally pays for a communal apartment and Internet services.

    One of the most interesting condominiums near the coast is the Navio Service Apartment. It occupies an old building with a rather interesting design. But, despite this, the rooms here are very decent. All living quarters are located on the second floor. There is also a swimming pool and a gym. The first floor is occupied by the reception and car parking.

    All rooms are standard up to 50 m2. They consist of a bedroom, a combined kitchen and a living room. Everything you need for comfort is here. In a few minutes you can get to the sea, there is a shop nearby, several cafes, a night market. Monthly room rental is 18,000 baht.

    For those looking for accommodation in a quieter area, The Seacraze Condomium opens its doors. It is located within the Takiab beach, within walking distance from it there is a night market. There are different condos for living, they can consist of 1, 2 or 3 bedrooms and at the same time have at their disposal a fully equipped kitchen. Some rooms have sea access.

    Baan Sansuk Condo is located 10 minutes from downtown Hua Hin. The infrastructure around it is well developed, in 5 minutes you can drive to the Market Village shopping center. All rooms of the condominium are modern, with comfortable furniture, a kitchen and a living room.

    It is quite popular. This is a luxurious and expensive condominium that looks like a 5-star hotel. Apartments are available from one-room to four-room. The cheapest option costs 40,000 baht per month. The condo has a swimming pool, restaurant, bar, gym and spa. The city beach is within walking distance.

    The issue of rental housing will always be relevant for those who come to Hua Hin for a long time. Do not rush to immediately move into the first housing that comes across, be sure to get acquainted with the terms of the lease and do not forget to sign the contract, which will indicate all the most important points.

    Friends, hello! I decided to tell you about how we independently searched for housing in Hua Hin. In this article, I tried to collect information about the condominiums in which we were, rental prices, the cost of a communal apartment and location.

    Offers for renting real estate in Hua Hin are very diverse - for every taste and budget. You can rent a whole house, townhouse, apartment or condo. Here you have to choose.

    We used to rent a condo at Sport Villa. But at the beginning of the year, our lease ended, and the dollar has grown a lot. At this price, it became expensive to shoot. We began to look for where to rent a house cheaper and meet the limit of up to 15,000 baht.

    At first, we decided to abandon the rental of apartments in favor of the house. Having traveled to several villages, we realized that we could not afford to rent a house. Rather, there are inexpensive houses, but in fact:

    • they are small;
    • there is no territory near the house;
    • in the villages where these houses are located, there are usually very small communal pools and no exercise machines;
    • in the evening there is nowhere to go for a walk;
    • You have to go to the shops and not very close.

    In short, if you rent a house, then a completely different price level - then you can enjoy living in a house.

    As a result, we directed our interest to the search for an inexpensive condo.

    Our rental conditions:

    • with a kitchen (microwave, stove, minimum utensils for cooking);
    • swimming pool;
    • gym (if possible);
    • close to shops, markets.

    Condo rental time: 4 months or more.

    We left a request to Kostya and Sergey for a long-term lease of real estate. I recommend contacting them. Firstly, these are some of the well-known agents who will help with rental housing in Hua Hin. Secondly, they speak Russian. So contact our guys.

    We also decided to independently travel around the known options. Take a look and decide on a price. Traveled to condominiums, called for rent. At first, we thought that a long-term lease would be cheaper if you applied directly. We sat on the bike, helmet on the head, map in hand and forward.

    Read about the results at the end of the article and on my updates. I have a lot of information on independent travel and life in Hua Hin 🙂

    Navio

    Location

    The design makes you smile. Bright multi-colored columns, rounded corners and multi-colored asymmetrical windows.

    Reception and parking are located on the ground floor. Residential floors start from the second, where there is a swimming pool and a gym.

    Number: footage 48 m 2 . The living room is combined with the kitchen, the bedroom is separate. You go straight into the kitchen, which has a minimum wage for appliances: a refrigerator, a stove with 2 burners, a kettle, a microwave oven + kitchen appliances for two. From dishes only plates and cups. There are no other utensils. If you live a long time, you still want to buy something.

    Against the wall there is a small table for 2 persons with chairs, and by the window there is a sofa with a TV. There is even a balcony. The photo is dark. It was very bright from the window and darkened the entire kitchen. Found another photo to show you.

    I check what's in the cabinets. Found 2 glasses 🙂

    The room is really bright and light. Minus one - the windows overlook directly on the neighboring condominium. Stretch out your hand and you can say hello to the neighbors in the morning. You can't open the curtains in the bedroom.

    We were shown a room that we had not yet tidied up.

    Price: 18 thousand baht per month. Monthly fee: electricity + water + internet. We were shown a room on the 5th floor, wi-fi is normally caught. For renting a condo, they bargained for 16 thousand baht, but there were more minuses, and the price did not suit. So we went on to explore.

    Neighborhood: sea in 5 minutes, many cafes and grocery stores, near the night market Cicada, monkey mountain.

    Franjipani

    Location: Khao Takiab, southern part of Hua Hin

    Peculiarity: a new contract is signed every month

    This is one of those condos that I liked and would stay here. The condominium is located a little far from the road and it is very calm and quiet here, there are few people.

    Huge pool, stretching over the entire area of the hotel with a bunch of sunbeds, tables.

    Along the pool there is an alley of flowering trees with a wide walking path, shady places. There is a cafe, but it didn't even work when we arrived.

    Franjipani offers rooms for long and short stays. According to the conditions if you stay for a short time, then there is only a small bedroom. Long term rent with kitchen. But those are their rules. If you shoot through an agent, then you can pick up the right ones.

    The photo shows a bedroom and a bathroom in the condo.

    This is one of the condominiums that provided information in the form of a brochure. That's why so much happened.

    I post a video of a cool pool. If you shoot on the first floor, then there is direct access to the pool from the room, plus sun loungers and a sofa.

    Sport Villa

    Location: southern part, closer to the city center

    Back in Russia, we went to the site and sent them a request. Useless. As in 2010, they filled the site, and did not go. It is better to contact the real estate agency, they will answer faster.

    I liked living in the Sport Villa. Most standard condos are made without a kitchen. It is already the owners who are building a small kitchenette, or in our case quite spacious. But we lived in a corner condo, combined from 2 small ones. Read a detailed article about our condo.

    The simple room has a refrigerator, microwave, kettle, TV. This includes free use of the small pool.

    Standard room in Sport Villa

    Although the Sport Villa has two swimming pools, the larger one costs 50 baht for the whole day. He is one of the public pools, ie. anyone can come and pay to enjoy swimming. Influxes are mostly on weekends, but still not so many people swim there.

    There is a gym for 80 baht 1 visit. Quite a normal rocking chair with a bunch of iron and exercise equipment. Sometimes the hall is very busy, because. it is also public.

    There is a cozy cafe near the pool. Pretty tasty cooking. We went to the cafe to work, because. free wifi. You take a computer and sit near the pool in the shade. There are not many people either, mostly pensioners are Europeans.

    In stock: 2 swimming pools, good gym, yoga studio, restaurant, sauna, wi-fi is normal on the ground floor.

    What else is there:

    • room cleaning (200 baht 1 condo);
    • laundry;
    • salon.

    Price A: 9k baht per month + deposit (I'm talking about a room without a kitchen and our twin condo was 16k)

    The contract is: 100% deposit. If you leave early, the deposit will not be returned to you.

    Utility payments - every 15th day. Write down the testimony and take it to the reception.

    Electricity, 1 unit = 18 baht, water, 1 unit = 6.5 baht

    Recently I drove by and noticed that the facade of the building was updated and painted. Close to city center. You get on the minibus and after 7 minutes you are already there, tuk-tuks are also grazing nearby. Near the hand-made market Cisada market (Cicada). Of the inconveniences - you have to cross the road to get to the beach. There are few traffic lights in Hua Hin, and pedestrian zebras do not work - the driver is right here.

    Taweeporn

    Location: North Hua Hin

    I recommend this option to those who will have their own vehicle. It is located far from the city center, and the sea is about 2 km away. There were no shops or grocery stores nearby either. But here it is very quiet and calm.

    On the first floor we are waiting for an escort to inspect the rooms. And next to the pool with cool water. Oh, take a dip 🙄

    Vacationers imposingly lie on sunbeds near the pool. Nothing breaks the silence here.

    The territory of the condominium is large and leisurely walks here.

    Inside the room, everything is solid - wood, wood everywhere.

    In the corridor in front of each room there is a small niche, where shoes are left. You go straight into the bedroom, and the kitchen and table on the balcony. It has a 2-burner stove, microwave and kettle. There are no pots and cutlery.

    On the territory of a large swimming pool, gym, bar, room service.

    Price: 15 thousand baht. This includes cleaning once a week + linen change once a week. Utilities are paid separately.

    Hin Nam Sai Suay

    Location: north of Hua Hin. Not far from Macro supermarket.

    With kids there will be expanse. First, you pass a pond with fish and a huge pool opens up with water slides, mini-waterfalls in the form of fungi, and other marine fauna.

    Of the other services - a restaurant, gym, massage, laundry. Every morning breakfast (buffet) for an additional fee.

    Number we were shown a two-level. Living room and kitchen on the first level, bedroom on the second level. I liked.

    Across the street is a huge Makro store. So there is a place to buy groceries.

    Price: 12 thousand baht for stays of 6 or more months + deposit. They did not agree to a shorter period, so it did not suit us.

    Baan Khun Koey

    Location: southern part, closer to the city center, next to the Sport Villa condominium

    Relatively new condominium. The architecture is similar to our condo in which we now live.

    Swimming pool, separate gym (bench, dumbbells, treadmills and spin pedals).

    The room is small, but separate kitchen and bathroom. Entrance door to the living room-bedroom.

    The room has a table for two with chairs, a sofa, a TV and a bed. Everything is still new and clean.

    The kitchen has a microwave, kettle and crockery for 2 persons.

    Nearby is a 7-Eleven store, next to it a woman sells fresh fruits, popcorn, a cafe. Across the road further away is the Cicada night market. There is also a fruit market, we walked. Someday in another article I will describe where all the markets of Hua Hin are located.

    There is only one serious jamb - it is located near the road junction and go to the other side, where the road to the beach is a little difficult. But if you move a little away from the interchange, you can cross the road 🙂

    Price: 15 thousand baht per month + 50% prepayment of the deposit. The contract is long term.

    Baan Pleang Ploen

    Location: Khao Takiab, southern part of Hua Hin

    This is where we live now. The condo is small but cozy. In the morning, go to the gym to do exercises, and in the afternoon it’s good to cool off in the pool. The rest of the time is work

    The pool is warmer than in the Sport Villa. Because it is closed from the winds of the condominium building. And even when it's windy outside, the water is very pleasant.

    In stock: induction cooker, microwave, kettle, toaster, necessary utensils for cooking.

    When we ourselves looked at the condo, we were told the amount of 14 thousand baht, subject to a stay of more than 3 months. And the room is on the first floor. And the agency came up with a thousand cheaper. Like this 🙂

    Price: 13,000 baht per month. Utility bills and internet monthly. We bought only a simple double boiler and little things.

    5 minutes from the sea, across the road there is a grocery store, cafes, macaroons, laundry and massage parlors. Be sure to take a look here. I like foot massage and relaxation massage. And the traditional Thai with a dislocation of the limbs and raising the legs to the ear with my joint did not suit me. What makes him so crazy?

    On Tuesdays and Saturdays there is a fruit market on the territory of the temple. I will not repeat myself, read the details about this condo in.

    All these condominiums on the map

    Results of our searches

    Summarizing now all the experience, I can say that a personal appeal to condominiums does not always help to find a suitable option for the price and requirements.

    Minus of renting directly in the condominium:

    1. many are sent to the agency that built this condominium;
    2. provide a standard set of kitchen utensils (2 pieces of plates, spoons, forks), a microwave oven, an induction cooker and, of course, a toaster - buy the rest yourself;
    3. nothing cheaper than renting through an agent.

    Through the agency it was always possible to rent an acceptable room with kitchen utensils and everything you need. And if you stay for a long time, it is quite possible that the owner will agree to buy something, dividing the fee in half.

    Therefore, after 3 days of independent searches under the scorching sun, I realized that for my time it would not be enough to travel around everything and it would be easier to contact an agency and rent an apartment. So we did. And I haven't regretted it yet. By the way, Konstantin's price for a condo in Baan Pleang Ploen came out even cheaper than we applied directly.

    And if you also save your time, especially abroad, then contact the specialists who have already eaten so many "dogs" in this matter.

    I also made such a plate according to the main parameters:

    How do you like our search? Helped you choose a condo? Write in the comments your impressions about the condominiums where you lived. It will be interesting to read. And a blog, because I still have enough interesting materials and not only on Hua Hin 🙂

    • they are small;
    • there is no territory near the house;
    • in the villages where these houses are located, there are usually very small communal pools and no exercise machines;
    • in the evening there is nowhere to go for a walk;
    • You have to go to the shops and not very close.

    In short, if you rent a house, then a completely different price level - then you can enjoy living in a house.

    As a result, we directed our interest to the search for an inexpensive condo.

    Our rental conditions:

    • with a kitchen (microwave, stove, minimum utensils for cooking);
    • swimming pool;
    • gym (if possible);

    Read about the results at the end of the article and subscribe to my updates.

    3. Cancellation at least 30 days in advance
    4. Utility bills: electricity = 7 baht/unit, water = 25 baht/unit
    5. Cleaning 350 - 550 baht (depending on the size of the room from the size of the condo)
    6. If a long-term lease is expected, then we are ready to give discounts. If you agree to live for 3 months or more, they give a 10% discount in the first 3 months, and then they can throw off 20%.

    • room cleaning (200 baht 1 condo);
    • laundry;
